New Construction Requirements
Our new construction requirements help you plan and schedule contractors at the right stage of development.
1. Send us your house plans before framing begins
It's important we have enough time to provide a proper quote and schedule your mark-out and rough in.
2. Mark out
At this time your stairs up to the second floor and down to the basement should be in place; all of your walls framed, and framers should just be beginning the roof sheeting. Your house should NOT have shingles on; no exterior stucco or siding should be applied. The framers are usually responsible for cutting heating holes to ensure their framing work is stable and not compromised. HVAC systems should always be installed before an electrician starts work. This allows the electrician to correctly place his outlets for the range, run his wires for the main ventilation fan and thermostat wires. Let your electrician know if you choose to have two furnaces. We would ideally like to install before your plumber.
Our HVAC professionals appreciate being able to reach the builder just in case special considerations for the ductwork need to be made depending on house design. In some cases bulkheads and thickening of walls, or building double walls is needed to give room for insulation or correctly size ductwork.
Our qualified residential heating designer will mark all vent holes accordingly to your house plans. At this time we leave the roof flashings on your site so they are there when your roofers do the shingling. They will install the vents where the framer has cut holes (according to our markings) in the roof, above the bathrooms. These holes are 6 X 6 in size. It is important to remember any enclosed space with a toilet gets an exhaust fan. Many new homes feature a master bath that has a separate door to a single toilet. In this case we will put an exhaust fan in the larger area where the shower and tub are, and another exhaust separate for the toilet.
3. Rough-in begins
The framer has finished and cleaned up. If you have a room above the garage, that garage space is clean and free of debris. We will need to work in that area to install heat pipes above your dropping ceiling below the room. We require stairs (at least temporary ones) well connected to allow us into the building. If we hang a furnace in the basement, your basement must not have excessive debris. If site conditions are not safe or suitable for workers, your project may be delayed.
Rough-in refers to the part of your heating system that exists on the second or main floor of the house you are building. This includes any pipes that need to go up the main floor walls to the second floor: return air openings, as well as any work in the garage under a bonus room. Your range vent will be installed and allow you to continue with your kitchen installation. We will also install any exterior vents that are used for fresh air, range, bathroom fans, clothes dryers, and the vent pipes of the furnace.
We usually stub the pipes into the basement a few inches. In most cases we will hang the furnace in the basement in its correct place to allow the plumber to run gas lines in his rough-in. Most Builders leave the basement unfinished, so as long as our above basement work is done there is nothing holding you back from continuing the house construction (drywall, kitchen cabinets, taping, mudding, and so on).
The rough-in heating inspection (also called a stack inspection) must be passed by the City of Edmonton before you can drywall or cover-up ductwork. Clear Skies organizes this inspection and will call you to inform you when your inspection is scheduled.
4. Duct job mark-out
Site Conditions: The basement floor should be cemented and free of debris.
Communication: This is an important time for the builder to be reachable in the case of any unforeseen issues with the placement of the ductwork.
Making a Material List: We compile another list of material needed for your main ductwork and furnace in the basement. We can do this anytime once your basement floor is poured. Our qualified residential heating designer will correctly size your ductwork to ensure your airflow is distributed properly. We will confirm your furnace position and the placement of the main ductwork. If you are finishing the basement we will do our best to make sure any large ductwork can be hidden by hugging main support beams or utilizing any dropped ceilings.
IMPORTANT: Do NOT frame your basement prior to ductwork installation. Our equipment is large, and we will not be able to properly install systems with walls in the way. It is best to frame the basement after we have finished our ductwork. After you have framed the basement, we will return to make sure all ductwork is ready before you drywall.
Scheduling: It is ideal for builder to call us when they are beginning to paint the main floor or upstairs drywall but BEFORE title and hardwood have been installed. It is best for us to do the basement duct work before flooring, just incase holes need to be trimmed, moved or extra holes need to be cut.
5. Duct job work begins
Site Conditions: Basement is free of debris and not framed. Flooring should not be done yet (we need to bring material into your basement and don’t want to risk damaging your flooring).
If it is winter, please make sure there is temporary heat so our professionals can work in a comfortable environment. Please also make sure there is an electrical panel with at least one working outlet installed so we will have power.
6. The Finalization
We are usually the last trade to be in your house. After everything is done, we come and install all the heating grills, bath fan grills, and return air (baseboard) grills. We will also make the final vent connection between the vent and your range hood appliance. We install a humidifier and proper thermostats. At this time we will make sure your vents are getting proper air flow, and set up your furnace so it is operating at its best for your house.
A final inspection by the City of Edmonton must be performed after The Final is complete. Clear Skies will inform you as to when the inspection is scheduled.
